They are often located high above the sandy beaches and picturesque blue waves that rush to the shore.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.foundationsonthelevel.com\/blog\/wp-content\/uploads\/2020\/09\/Laguna-Beach-piers-min-1.png\" alt=\"Laguna Beach ocean-view home with natural sea cave beneath.\" class=\"wp-image-345\" width=\"233\" height=\"169\" srcset=\"https:\/\/www.foundationsonthelevel.com\/blog\/wp-content\/uploads\/2020\/09\/Laguna-Beach-piers-min-1.png 465w, https:\/\/www.foundationsonthelevel.com\/blog\/wp-content\/uploads\/2020\/09\/Laguna-Beach-piers-min-1-300x217.png 300w\" sizes=\"auto, (max-width: 233px) 85vw, 233px\" \/><figcaption>A natural cave beneath a Laguna Beach ocean-front property provided a challenge.<\/figcaption><\/figure><\/div>\n\n\n\n<p>We were asked by a Laguna Beach homeowner to evaluate the geology of his home in preparation for foundation repairs.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Large cave presented a challenge<\/h2>\n\n\n\n<p>What showed potential concern was the stability of the home&#8217;s site. The home is located on a bluff above the beach and includes a natural cave beneath the property.<\/p>\n\n\n\n<p>The sea cave itself is about 50 feet wide and 30 feet deep. It has an arc-shaped roof, and at higher tides, the ocean flows over the floor of the cave.<\/p>\n\n\n\n<p>We recommended that the homeowner install <a href=\"https:\/\/www.foundationsonthelevel.com\/foundation-repair.php\">resistance steel piers<\/a> to lift and stabilize the foundations of the home in 18 locations.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Foundations On The Level installed pier system<\/h2>\n\n\n\n<p><a href=\"https:\/\/www.foundationsonthelevel.com\">Foundations On The Level<\/a> installed the pier system to stabilize the floors, which was about -3 inches out of level.<\/p>\n\n\n\n<p>After the building was lifted, the void space under the building was filled with structural foam. The foam is no heavier than 4-pounds-per-cubic-foot.  It restored the support to the soil and assisted in preventing settlement of the building on the weak soils.<\/p>\n\n\n\n<p>Once the lifting and stabilization were completed, <a href=\"https:\/\/helfrich-associates.com\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\"Helfrich-Associates (opens in a new tab)\">Helfrich-Associates<\/a> determined that the building is structurally sound based on published criteria for evaluating building floor and foundation tilt.<\/p>\n\n\n\n<p class=\"has-text-align-right\"><em>Steve Helfrich,
